When you’re reviewing a rental application, you’re really answering two critical questions:

  1. Is this applicant a qualified and trustworthy renter?

  2. Can this applicant actually afford to pay the rent every month?

Tenant screening answers the first question. Income verification answers the second.

The Three Income Verification Methods in DoorLoop

Every applicant is different. DoorLoop supports three verification methods to cover different employment situations.

1. Secure Bank Account Connection

Applicants can securely connect their bank accounts.

This allows the system to:

  • Analyze real deposit history

  • Identify recurring income patterns

  • Verify consistency of income

  • Confirm income-to-rent ratios

Instead of relying on static documents, you see real-world deposit behavior.

It’s faster for applicants—and more reliable for you.

2. Payroll Provider Connection

Applicants can connect directly to their payroll provider.

This method retrieves authoritative income reports that include:

  • Employer name

  • Employment relationship

  • Verified payroll deposits

  • Gross income details

Because the data comes directly from the source, this method provides one of the highest levels of verification accuracy.

3. Document Upload Verification

Applicants can upload income documents such as:

  • Pay stubs

  • Bank statements

  • W-2 forms

These documents are automatically analyzed using machine learning and AI-based fraud detection to:

  • Verify authenticity

  • Detect manipulation or falsification

  • Flag inconsistencies

This protects you from altered pay stubs and fake documents.

Why a Multi-Method Approach Matters

How to Request Income Verification in DoorLoop

Income Verification is embedded directly into the tenant screening workflow—so you don’t need extra tools or separate processes. Here’s how to request it:

Note: Income Verification is available exclusively with the Comprehensive and Customizable rental application plans. It is not offered under the Basic Plan and cannot be requested independently without accompanying Screening Reports. Additionally, Income Verification reports must be requested at the time the rental application is sent—they cannot be added or requested after a completed application with screening reports has already been submitted. There is a fee of $10.00/applicant, paid by the applicant.

Step 1: Turn on Income Verification

  1. If you have never set up Income Verification before, you can do so from the Leasing > Rental Applications page, click the button labeled "Add Income Verification."

  2. Then, verify that you want to add income verification by clicking "save" on the popup window.

Step 2: Request It When Sending a Rental Application

When you send a rental application:

  • Select your screening package

  • Ensure Income Verification is included ($10.00/applicant)

  • Send the application to the applicant

The applicant will see Income Verification as part of the application process.

Step 3: Review Results Inside the Screening Report

Once completed, the Income Verification report appears alongside the applicant’s screening results.

Note: The Income Verifications report can take up to 2-days to receive.

What’s Included in an Income Verification Report?

A bank-based income verification report uses verified deposit and account balance data from connected bank accounts to evaluate an applicant’s income.

The report is designed to help you make consistent, objective decisions using verified financial data.

Example:

  • Monthly Gross Income: $5,200

  • Monthly Rent: $1,600

  • Income-to-Rent Ratio: 3.25x

  • Employer: ABC Logistics

  • Verification Method: Payroll Provider Connection

  • Fraud Detection: No manipulation detected

This gives you a clear, structured answer to the most important question:

A sample Payscore income verification report includes the following sections:

  1. Report Header — applicant name, creation date, property name, and monthly rent used for evaluation

  2. Criteria — evaluates the applicant's income

  3. Net Income Summary — aggregates income extracted from uploaded documents

  4. Document Verification Summary — a high-level view of uploaded documents and fraud analysis results

  5. Net Income Sources — income grouped by source based on parsed document data

  6. Parsed Document Details — structured data extracted from uploaded documents
