Set Up Custom Allocations for CAM Charges and Credits

Create custom allocation presets for CAM charges on a property, based on manual percentages, even distribution, or unit size.

Overview

CAM stands for common area maintenance, and CAM charges are the costs a property manager pays to operate and run a commercial property. This usually includes common area maintenance and cleaning, property security, property taxes, property insurance, and repairs and maintenance. These costs are paid by the property manager and are sometimes passed through to a tenant. With DoorLoop, you can create custom allocations on a property whether or not the units are occupied.

Note: Custom Allocations for CAM Charges are not available to Starter Plans. Consider upgrading to the Pro or Premium Plans to access this feature.

The Steps

  1. To set up custom allocations for CAM charges and credits, click Rentals > Properties on the main menu.

  2. Find and click the property for which you want to set custom allocations.

  3. On the property's page, click the Settings tab and then click Custom Allocations.

  4. On the Custom Allocations window, fill in the following fields to set up your custom allocation preset:

    • Allocation Name: Enter the name you want for this new custom allocation preset.

    • Allocation Description: Enter a description if needed.

    • Use Common Allocation: Choose one of the following methods. (For Allocate Evenly and Allocate by Size, you can decide whether or not to include vacant units.)

      • Allocate Manually: Set the allocation percentage for each unit on the property manually.

      • Allocate Evenly: Distribute the percentage of charges evenly across all units.

      • Allocate by Size: Distribute the percentage of charges based on the size of each unit.

  5. If you select Allocate Evenly or Allocate by Size, click the Allocate button to automatically distribute the allocation percentages. Also use the checkbox to Include Vacant Units if you want to include those as part of the allocations.

  6. Click Save to finish.

Your custom allocation preset is now saved and ready to use the next time you post CAM charges or credits to this property.
