How To Collect Your Digital Funds From Your Property Manager

What to do when receiving an email with a digital payment from your property manager through Checkbook.io.

Overview

Your property manager uses Checkbook.io to send payments. As an owner, you’ll get an email directly from Checkbook.io every time a distribution is sent.

That email includes all the details plus a secure link to access your funds. Just open it, follow the instructions, and choose how you’d like to receive your payment—whether that’s a direct deposit to your bank or another available option.

It’s quick, secure, and convenient. No paper checks. No delays. Just fast, safe access to your money.

The Steps

  1. In your email inbox, you'll receive a message with the subject line similar to this: "XXX has sent you a payment for $X.XX." Select that message and then click the button that reads, "View Deposit Options."

  2. (Optional) If an Identity Verification is necessary, you will be required to enter a PIN code. This should be accompanied by a "hint" as to what the PIN code is. If you do not know what the PIN code is, contact your property manager. Click Submit to continue.

  3. Next, you'll have two options here to proceed:

    • Deposit - You can deposit the payment directly to your account via ACH Direct Deposit. There are two ways to add your bank account:

      • Instant Verification: Search for your bank and then log into your bank's online portal to verify instantly. Instant Verification is done via Plaid connection. Just follow the prompts to complete setup. This method does not work for all banks. If your bank is not supported, choose the Manual Verification option.

      • Manual Verification: Manual verification will require that you enter your bank's routing and account number and the account type. You will need to verify the account via micro-deposits, which can take 1-2 days.

    • Print - The second option is to print the check and make a deposit manually at your bank.

      • Once you print the check, you will no longer be able to deposit the funds online.

That's it. The quickest method of receiving your funds is Direct Deposit (ACH). We recommend this method for its ease and speed. Once you select your deposit option, this screen will show the date you should see the funds in your account.

Tip: If you need to view the status of a payment, you can log into your checkbook.io account. Use this link and click "Forgot password" to set a password to the account that was automatically created for you with the email that they received the check on. Once you're able to log in, you should see the payment on the dashboard and the status of that payment.
