Post a Charge for Prorated Rent When It Occurs on the Last Month of a Lease

Prorated rent can also appear at the end of a lease. Here's how to add prorated rent at the end.

Overview

A common scenario with leasing is when a tenant is planning to move out in the middle of the month instead of at the end of one. That means the tenant typically would not be paying a full month of rent. Instead, they would be paying a prorated amount that only consists of the days that they are actually still living in the rental property.

The Steps

DoorLoop doesn't automatically create prorated rent charges at the end of a lease. You'll need to manually post the charge for the last month of prorated rent. To do so is a simple process.

  1. To set up prorated rent that occurs on the last month of a lease, click Leasing on the main menu and then click Active Leases

  2. Find the lease you want to post a charge for, and click on it.

  3. Click on the Transactions tab and then the Post Charge button.

  4. On the Post Charge window, use Rent > Revenue as the Category and enter the prorated amount in the Amount field.

  5. Click Save to finish.

You will want to make sure that the recurring month amount that does post is deleted, as it will be for a whole month of rent and not the prorated amount.
