Overview
Unfortunately, sometimes your tenants pay late and they need to be charged late fees. Rather than track this yourself, you can configure late fee schedules and let DoorLoop handle the late fee charges and notifications for you.
DoorLoop has late fee settings available at the company, property, and lease levels. Lower level late fee settings override those set at a higher level. For example, property late fee settings override the company level settings, and lease late fee schedules override both property and company settings.
By default, all your properties use the company late fee settings. If your leases have the same late fee schedule, all you have to do is set your company late fee settings and turn on late fees when you create your leases. However, if you want to set up specific late fees for a specific lease, you can do that too and here's how you would do that.
The Steps
Lease-specific late fee settings on individual leases can override all other late fee settings, depending on the option selected. This is also where you turn on or off whether to automatically charge late fees at all for a lease and decide whether they follow the property's default settings or follow their own lease-specific settings.
To set up your lease-specific late fee settings, click Leasing from the main menu and then click Active Leases.
Find and click on the lease you want to set a late fee for.
On the lease, click on the Settings tab and then the Fees Settings button.
On the Fees Settings window, click Late Fees on the left menu to get to the Late Fees section.
In the Late Fees section, decide whether or not you want to charge late fees by toggling on or off the "Automatic Late Fees" option. If turned on, you'll be presented with two options:
Use property default late fee structure: this will use the same late fee schedule as your property settings.
Select a late fee structure for this lease: this will set a unique late fee schedule for this lease that you will create now.
If you chose "Specify a late fee structure for this lease", then you will need to create a custom late fee policy for this lease. It is similar to how you would set it up on the Company Level Late Fee settings.
Click Save to finish.
Good work! Going forward, this late fee schedule will automatically charge the appropriate late fees to this lease for your tenant to pay. You can return to the lease late fee settings at any time to adjust them as needed.
