Set Up DoorLoop CashPayments Powered by Western Union

Your tenants can now pay in cash thanks to our partnership with Western Union.

Overview

DoorLoop is teaming up with Western Union to allow your tenants another option when making rent payments. Introducing DoorLoop CashPayments. DoorLoop's partnership with Western Union brings property managers a secure and efficient way to handle cash rental payments.

With DoorLoop CashPayments, you no longer need to worry about the hassles of collecting cash in person and tenants easily pay rent in cash at any Western Union location (that has Quick Collect as a payment option), without the need for a bank account, credit card, or ID.

As we expand our cash payment options, we aim to better serve the diverse needs of tenants, while continuing to offer property managers a best-in-class rental payment solution through our partnership with Western Union, which has tens of thousands of locations worldwide.

Payments will be deposited into your bank account within 2-3 business days of the payment being made by your tenants.

Note: You must have a valid merchant account set up in order to use DoorLoop CashPayments.

The Steps

Set Up Company-Default DoorLoop CashPayments Settings

  1. To activate CashPayments, click Settings on the main menu and then click the Tenant Portal button under Property Settings.

  2. On the Tenant Portal Settings window, under the Permissions section, toggle on the Cash Payments (Western Union) feature.

  3. Click Save & Close to finish.

Tip: If you want to allow the tenant to make partial payments for cash payments, you must turn on "Allow tenants to pay partial payments" under the Payment Preference section.


Set Up Property-Specific DoorLoop CashPayments Settings

  1. To activate property-specific CashPayments, click Rentals on the main menu and then click Properties.

  2. Find and click the Property you want to activate CashPayments on.

  3. On the Property, click the Settings tab. Then click the Tenant Portal button.

  4. On the Tenant Portal window, under Permissions, select the "Specify portal features for this property" option to set custom Tenant Portal features for this property.

  5. Then, toggle on the option to enable Cash Payments (Western Union).

  6. Click Save & Close to finish.

Tip: If you want to allow the tenant to make partial payments for cash payments, you must turn on "Allow tenants to pay partial payments" under the Payment Preference section.


Set Up Lease-Specific DoorLoop CashPayments Settings

  1. To activate lease-specific CashPayments, click Leasing on the main menu and then click Active Leases.

  2. Find and click on the lease you want to activate CashPayments on.

  3. On the lease, click the Settings tab. Then click the Tenant Portal button.

  4. On the Tenant Portal window, select the "Specify portal features for this lease" to set custom Tenant Portal features for this lease.

  5. Then, toggle on the option to enable Cash Payments (Western Union).

  6. Click Save & Close to finish.

Tip: If you want to allow the tenant to make partial payments for cash payments, you must turn on "Allow tenants to pay partial payments" under the Payment Preference section.

Once you have this all set up, your tenants will be able to make cash payments at any location where Western Union and Quick Collect is accepted.


Things to Consider

  • DoorLoop CashPayments is not available for use in Canada.

  • A flat fee of $3.95 per transaction is charged to the tenant.

  • If you want your tenants to be able to pay an amount other than the total, you will need to turn on Partial Payments.

  • There is a $5000 limit per transaction for CashPayments based on Western Union regulations. For any amount over this, the tenant will need to split the payment. You will need to enable partial payments so that the tenant can pay their full rent amount in separate payments.

  • If a tenant has multiple leases, they will have a different Account Number for each lease.
