If you need to collect a security deposit from a tenant who has not moved in yet, you can do so as long as their draft lease is activated.

Overview

You can collect security deposits online for tenants who have not yet moved in, as long as the tenant has access to their tenant portal. A tenant's portal will only be active if their lease is also active, even if their lease hasn't officially started yet.

The Steps

Most likely, you have a prospect who is going to move into their unit soon and have set up a Draft Lease. What you'll need to do is activate that draft lease so that it becomes an active lease in DoorLoop. This will allow you to send a tenant portal invite to future tenants who will be able to pay their security deposit online through their tenant portal.

Once activated, you must invite the tenant to the tenant portal so they can make their security deposit payment.

  1. Use the global search at the top of DoorLoop.

  2. Type in the tenant's name, and they will appear in the search results under the Tenants tab.

  3. Find the tenant you want to send an invite to and on the right-hand side, click Send Portal Invitation.

  4. Once the tenant receives the invite and logs into their tenant portal, they'll be able to make their payments for the security deposit and any other payments you want them to pay for before they move in.
