Overview
When a lease expires, you have the option to either end the lease or renew the lease. Renewing a lease is very common if the tenant wants to extend their current lease on the unit. DoorLoop helps you with this process by giving you easy ways to track which of your leases are ending soon. Then you have several ways to renew the lease depending on your preference.
Tip: If all you want to do is extend the end date of the current lease, you can always directly edit the terms of an active lease to extend the date.
The Steps
Step 1 - View Upcoming Renewals
The first step in the renewal process is to check your DoorLoop Weekly Agenda email that going out before the start of your work week. This will have a basic summary of all your upcoming leases that are set to expire and a direct link to the new Renewals Dashboard.
Once on the Renewals Dashboard, you have the option to:
Create a Renewal Contract (Renew a Lease Directly)

Step 2 - Send a Renewal Offer
Once you are on the renewals dashboard, You can create a Renewal Offer for your upcoming expired leases. A renewal offer is a proposal made by the property manager to a tenant whose lease is about to expire. This offer invites them to extend their tenancy for a new term under the same or new terms and conditions. This offer typically outlines any changes to the lease, such as a new rent amount, lease terms, etc.
Note: If you're unable to find the lease under the Renewals section, check the lease settings to ensure there is no automatic "roll-over to month-to-month" enabled and that the lease isn't on a month-to-month term. Changing these settings should allow you to renew the lease now.
You can create a lease renewal offer by heading over to Leasing > Renewals. Then, click on Create Renewal Offer next to the lease that needs renewing.

After sending the renewal offer and receiving approval from the tenant, you can then create a renewal contract.
Step 3 - Create a Renewal Contract
If the tenant accepts one of your renewal offers, you can then go ahead and create a renewal contract. The renewal contract is similar to how we used to renew a lease. Note that you can create a renewal contract without having to create a renewal offer.

Part of the renewal contract step is to also create an e-Signature request for your lease if you need your tenants to electronically sign their lease contracts.
Step 4 - Activate the Lease
If you were awaiting signatures for your lease renewal contract and they have been signed, your next step is to activate the lease. Activating the lease is a simple one-click operation.
Go to Leasing > Renewals, find the lease renewal contract you want to activate and click "Activate Lease" to turn it into an active lease.

That's it. Once you activate the lease renewal contract, the lease will be fully active with the new lease terms and any updated rent payments.
