List Commercial Properties on Your Custom Website - DoorLoop's custom websites now support listing Commercial Properties! If you have any commercial properties and are also subscribed to DoorLoop's custom websites, you'll be able to advertise them on your custom website and receive new leads and applications.
Prospects Can Now Apply For a Specific Property - We've improved the handling of the rental applications, and prospects are now able to apply for a specific property, even if you have all the units on that property disabled for rental applications. This is useful if you want to collect a backlog of rental applications in case a unit does open up for rent.
Tenants No Longer Need to Add a File For Maintenance Requests - Previously, tenants had to upload a file with their maintenance requests, but thanks to some input from the community, we have disabled the requirement for this. Tenants can now submit maintenance requests without the need to upload a file.

Customize Return Payment Fees - To help property managers better manage return payment fees, you can now specify the amount charged to tenants. This allows for customization above or below the default fee, providing flexibility to comply with state or jurisdictional regulations where charging return payment fees might be restricted, or to set higher fees to discourage payment issues.
Email Validations - To enhance communication, all email addresses added to tenant, prospect, and owner contacts will now be verified. By reducing invalid emails, you can ensure that portal invites and notifications reach the right recipients and improve overall communication reliability.
Communication Center Improvements - Starter Plans will now have access to the Communications Center with the ability to set up an SMS number and send two-way communications to their tenants and prospects. We've also adjusted setup fees and how many communication credits you'll receive when refilling your bundle of credits.

Reports | Sorting by Date - Running Balance - In both the transaction details and account register reports, the running balance gets disrupted when sorted by date, as dates are grouped incorrectly. This fix ensures the running balance remains sequential and accurate, following the order of transactions by date.
Owner Portal | Menu Navigation Improvements - We're enhancing the Owner Portal's menu navigation for a more intuitive, user-friendly experience, aligning it with recent Tenant Portal updates.
Bank Transactions Page | Allow to sort by date - Users can now choose to sort transactions by most recent or in chronological order, giving them more control over how they view their transaction history.

Tenant auto-pays now swap bank accounts if the default bank account changes - In the past, if you changed your default operating bank account and tenants had already set up an auto-pay for the old bank, they had to delete their auto-pay and recreate it. No more. Now, whenever you swap your default operating bank account, the tenant's auto-pay also switches to the new bank account so their payments will always go to the proper account now!
Rental applications now support commercial properties - You can now create rental applications for commercial properties! Rental applications are no longer limited to residential properties.
The Communications Center now shows messages from Announcements and Text Notifications - Communication Center inboxes now show transactional messages for better context when tenants reply back to these.
Print Everything - You can now print copies of bills, bill payments, expenses, charges, payments, and more! This will help greatly with your paper records as well as the ability to easily send these as PDF files to your vendors, owners, and tenants.
Improvements to Online Payments and Bookkeeping - We've completely revamped the accounting section with updated Online Payments and Bookkeeping section. There is now a clear distinction between incoming and outgoing payments. For bookkeeping, there's a new Transactions section that combines an overview of your bank balance, importing bank transactions, and reconciliation.

Share Tenant Screenings with the Applicant - When a prospect fills out a rental application, they now have the option to view and share the TransUnion Background screening with others, not just the property manager. The prospect can choose this option during their payment, and they'll be sent a shareable link to their tenant screening.
Late Fees UX Updates - We've improved the Late Fee settings to better represent what will happen when late fee items are added to the late fee policy. This reduces confusion and makes collection of late fees easier to understand. There's even a new simulator that you exactly how much you will receive based on the amount that is past due.
Deposit Refund Improvements - When refunding deposits to the tenant, you'll be presented with more details about what is being given back to the tenant and what will be remaining. If the refund is an ePay, you'll also be given the option to complete the final payment step to send the payment.
Download Conversation History on the Communications Center - You can now export SMS conversations if you need a copy of them. This is great if you need to provide a copy of the communications for legal reasons. The exported file will include time stamps and indications of who was in the conversation.
Tasks & Maintenance Improvements - While not a huge improvement, this is a big quality-of-life update. Tasks will now be arranged by default in the order in which they were created, with the newest task shown at the top. You can still arrange them based on the due date or status.
New Deposit Detail Report - Access your deposit information in one place with the new Deposit Detail report! Now, you can view each deposit and the specific payments that make up those deposits. This is particularly helpful for tracking combined ePays.
Communications Center Setup Enhancements - We’ve enhanced the setup process for claiming your SMS number in the Communications Center. Now, you’ll find more detailed information on how this powerful feature can boost your daily operations. We’ve also added a helpful FAQ to address any questions you might have before signing up.

Improved Management Fees Setup - To reduce any confusion on how your management fees will be collected, we've improved the setup to make the information much easier to understand. The Management Fee settings are now cleaner and include a simulator to show you exactly how much you receive based on the revenue collected.
Email Owner Statements to Your Owners - Simplify your workflow when it comes to owner management and send Owner Statements directly to your owners! This can be accomplished straight from the Owner Statement section with a simple click of a button.
Improved Rental Application Validation - To reduce applicant frustrations, we've improved the backend validation of each rental application page to check for errors on the fly. What this means is that your applicants will now know exactly where errors occur while they are filling out their rental applications and correct them before reaching the end. This will better help troubleshoot any rental application issues in the future.
Automatically Send Decision Updates to Applicants - In addition to the rental application improvements, we've also improved the applicant decision workflow. An email can now be automatically sent to a prospect after you have updated your decision on approving or denying them.
Select Your Area Code When Setting Up the Communications Center - New customers who have no set up their SMS messaging through the Communications Center can now choose their desired area code when setting it up. The number will still be randomly generated, but the area code will be one of your choosing that best represents your area.

Rental Application Improvements - You can now charge applicants for screening fees after receiving their rental application, even if you didn't request it initially. No more hassle of having them submit a new application just to get a screening report, making the entire process smoother. Plus, applicants now have the option to pay using Google Pay and Apple Pay, giving them more payment flexibility and a faster checkout experience.
List Your Properties with Zumper - DoorLoop now integrates with Zumper, allowing you to list your rental units directly on their platform. Simply enable Zumper in your listing syndication settings, and your units will automatically sync to their site for free (Pro and Premium Plans only).
More Detailed Tenant Requests - Tenant Requests now include much more detailed information. Tenants can specify the type of maintenance needed and must provide a file, photo, or reference to accompany their request, ensuring better communication and organization.
New UX Update for Filters Used - DoorLoop has revamped the use of filters and improved it with new filter chips that better show which filters are being used on each page you're on. These new chips also allow you to quickly remove any filters you are currently using by just click the X on the filter chip.

Two-Way Texting is Now Available For Canadian Customers - Last month, we launched the Two-Way Texting feature in the Communications Center for our US-based customers, and now it's available for our Canadian users too! This feature allows you to message tenants, owners, prospects, and vendors from one convenient dashboard. You can create tasks directly from conversations, include team members or maintenance managers in ongoing interactions, and maintain a searchable database of all communications. This enhances transparency, speeds up response times, and improves issue resolution.
The Tenant Portal Now Shows Property Manager Contact Info - We’re excited to announce a new update to the Tenant Portal: your tenants can now easily find your contact information. This update allows them to see the details you choose to share, such as your email address, company address, and dedicated SMS phone number if Two-Way Texting is enabled within the Communications Center.
Improvements to Rental Application Fees - We have enhanced the wording and descriptions for application and screening fees to better represent their features. This allows you to select the application fee format that best suits your needs.

Send files and documents through Announcement emails - While we've always had the ability to send files and documents to the Tenant Portal via an announcement, now you can also send them through announcement emails directly to your tenant. This will help greatly with your tenants, who may request copies of their lease agreements and other files, or if you also want to send items like addendums or invoices as an example. Merchant Account Limits Visible Now from Receive Payments Page - As part of our commitment to being more transparent, we've included more information about your actual merchant account usage limits. From the Accounting > Receive Payments page, under the new Usage & Limits Info section, you'll be able to view your max limits as well as the merchant account monthly usage breakdown for both ACH and credit card payments.
Online Listing Improvements - To support our customers who use our online listings feature, we've improved the descriptions for property types to better reflect the requirements needed by our listing partners.
Tenant Portal Customization Uplift - We've improved the customization settings for the tenant portal. You'll now have a better understanding of what your tenant portal will look like when you upload a custom background and logo and change theme colors.
Tenant Payments Made Simpler - Tenants can now make a payment and set their auto-pay for next month without affecting their payment limit. We've also improved the look and feel of the property insurance section to be more friendly and appealing.

Tenant Bank Information Verification - Whenever a tenant manually connects their bank account, they must wait for it to be verified through a micro deposit before they can make a payment. This process can take one to a few days. Previously, property managers had no way to see which tenants had pending account verifications. To address this, we have added a new section in the "Tenant Portal" on the tenant overview page, where you can see:
Verification Status: Displays whether the verification is pending or expired. Once verified, the status will disappear from the overview.
Verification Request Date: Shows the date when the verification was initiated.
Expected Test-deposit Date: Indicates the expected date for the test deposit, as provided by Stripe on the customer entity.

Access Lease Contract Templates During Lease Creation - We have streamlined the lease creation process by allowing you to access DoorLoop’s lease contract templates directly while creating a new lease. This update addresses frequent user inquiries about the availability of lease templates and simplifies navigation to our forms page.
Enhanced Payee Selection in Expense and Create Bill - We have introduced a new payee picker in the Expense and Create Bill sections, making it easier to choose a payee from a list. The new search bar will return results based on the payee name, reference number, or memo, allowing you to quickly and accurately find the payee you need.

Introducing Two-Way Texting in the New Communications Center - Our highly requested two-way texting feature is now available in the Communications Center! Communicate with your prospects, tenants, owners, and vendors in real-time about maintenance requests, inspections, unpaid rent, outstanding balances, and more. All communications are recorded in DoorLoop, making it easy to track and refer back to conversations. Plus, you can create tasks directly from conversations, automating and speeding up daily processes. (Note that this feature is only available in the US to Pro and Premium subscribers).
New Tenant Page Widgets - The tenant page now features new widgets that display important tenant information. Quickly see the total balance due from all your tenants, identify those missing contact info, and track how many have not yet logged into their tenant portal. Each widget is clickable, allowing you to view more detailed information.
Improvements to Reports - We've enhanced the look of all our reports, making them easier to skim, scan, and analyze.
Ownership Percentage Improvements - We’re excited to announce a valuable update: you can now add fractional ownership percentages for properties with multiple owners. This is ideal for managing vacation homes, luxury apartments, and commercial real estate where fractional ownership is common.
Quickly View Who Created and Updated Transactions - As a way of being more transparent, you'll now be able to see exactly who created a transaction and who updated a transaction. Not only that, you can also see when this happens. This allows property managers to view when mistakes are made and take action when necessary.
Global Search Now Includes Emails and Phone Numbers - Searching for your tenants, prospects, owners, and vendors is now even easier with phone number and email searches in the Global Search. No more digging around a huge list of people. Instead, simply type in an email or phone number to quickly search for anyone who has been entered into DoorLoop!
Better Handling of Overdue Balances - After much input from our customers, charges dated in the future no longer add to the Outstanding Balance Due on a lease. The outstanding balance and the balance due will only reflect past and current charges, while those dated in the future will now reflect that they are future charges to be paid at a future time. This is also reflected in the reports.

Resend and Save Payment Receipts - Payment receipts are usually sent automatically whenever a tenant makes a payment or when you manually record a payment. However, tenants might occasionally lose these receipts, or they may not be sent. In such cases, you can now resend or save a payment receipt and send it to your tenants.
Tenant Portal Improvements - We've rolled out an updated Tenant Portal with an improved navigation menu, making it easier to switch between leases and access the tenant help center. Additionally, we have updated the welcome message to be more inviting.
Tenants Can Pay via Apple Pay and Google Pay - Speaking of the Tenant Portal, tenants can now pay using Apple Pay and Google Pay. If you offer credit and debit card payments, these options are now available to your tenants. To set it up, tenants just need to log into their Tenant Portal on their mobile device and add Apple Pay or Google Pay to their saved payment methods.
Improvements to Lease Renewals - Based on your feedback, we've enhanced the lease renewal process, particularly for the rent schedule and upcoming rent increases. These will now display accurately, ensuring clarity and transparency.

CashPayments Powered By Western Union - DoorLoop has partnered with Western Union to bring CashPayments to your tenants. If activated, tenants will have the ability to pay their rent at any Western Union location (that has Quick Collect as a payment option) without the need for a bank account, credit card, or ID. You'll be able to receive your funds a little bit quicker and don't need to worry about bounced checks, credit card chargebacks, or insufficient funds. The feature will be free of charge for you, but tenants will need to pay a $3.95 processing fee. DoorLoop CashPayments are available for US subscribers only.
New End Lease Wizard - Ending a Lease has never been easier with our improved End Lease flow. You'll now have a clearer picture of lease balances, credits, and deposits being held and what you should do to proceed with ending a lease—whether it be to withhold or refund deposits, issue credits, or post charges to balance out the account.
Duplicate Existing Journal Entries and Transactions - Save time by having the ability to duplicate existing Journal Entries as well as individual line items when creating or editing items such as expenses, bills, credits, etc. Enter multiple items quickly without having to enter the fields over and over again. You'll now see the Duplicate button when creating transactions or editing existing journal entries!
Set Default Categories for Your Vendors When Creating Bills and Expenses - You can now set default account categories for your vendors. No more needing to search for often-used categories for your vendors and save time! Now, when you go to create a bill or expense for a vendor, those categories will be automatically filled in with what you set up as default.

Budgeting is finally here! Budgeting allows you to create a comprehensive plan for the year to ensure that income always covers expenses, mitigating potential losses. Print Deposit Slips - You can now print a deposit slip to give to your bank when you are depositing funds into your bank account. The deposit slip will include the amounts being deposited, including a breakdown of whether the deposit consists of checks or cash. The deposit slip serves as proof that the bank acknowledged receiving the funds from the customer. It's also a means of checking accuracy, where bank clerks can verify the received funds against the slip’s information. The slip guides them on crediting the correct account.
New Detailed Profit & Loss and Detailed Balance Sheet Reports - No more having to fumble through multiple reports. You can now generate Detailed Profit & Loss Reports as well as Detailed Balance Sheet Reports. These are similar to the original reports, but when you click on an amount total, the details of the transaction will be expanded and appear in the same report instead of redirecting you to the transaction details report. Everything will now be in one report!
New Tenant Portal Adoption Widget - Visually see how many of your tenants have activated their portal, how many have not yet accepted their invite, and how many are missing information and can't receive tenant portal invites. This is helpful if you are trying to get your tenants to adopt portal usage to make payments.
Updated Tenant Page - Along with the new Tenant Portal Adoption Widget, we've also updated the tenant page which will allow you to better understand the status of your tenants' portal adoption and have an easier way to invite if they haven't accepted yet.

Void Checks - You can now record when you void a check in DoorLoop! This is now as easy as a click of a button and DoorLoop will record when the check was voided along with recording the money back into the operating account. Details here.
Tenants Can Download Their Account Statements - Tenants can receive their account statements automatically each month via email, but if they need to download their account statement at any time, they now can from their tenant portal. They would do it from the payments section of their portal and click the button to download their statement.
Bank Transfer Between Properties and Banks Simultaneously - After much input and suggestions from our customers, you can now make bank transfers between two different properties with two different banks. This used to be a two-step process but now it has been simplified to just one.

Convenience Fees - The ability to charge convenience fees is now available in DoorLoop. Convenience fees are charges that property managers can apply to tenant payments to cover extra expenses that are incurred and possibly produce extra income from them. Convenience fees are however only available for Premium tier subscriptions, so if you'd like to make use of these, consider upgrading your plan. Details here.
BankConnect Improvements - BankConnect, powered by Plaid, has a new banking page that is much more accessible and user-friendly. Easily see if your bank has an opening balance set, whether or not it's been connected to Plaid, and how many transactions need reviewing for transaction matching.
New Active/Inactive Lease View - Quickly see more details about the active leases you are managing. See separate start and end dates of a lease with the ability to sort by those dates as well. That means you can sort leases by their start date and end date and sort by start date to see which are your newest or oldest leases. We've also included a new Inactive Lease View option where you can quickly view all leases that have ended.
Rental Application Improvements - Applicants can now save their progress when filling out rental applications. That means they can now take their time when completing rental applications and not need to worry about losing any of the information that has already been entered. They can pick up right where they left off. You can also check the progress of their rental application and see exactly what step they left off on.

Bulk Management of Units for Rental Applications - You can now bulk open or close units for rental applications! This means that if you have a lot of units you are managing and need to turn off many units that you don't want to be displayed on the rental application, you can do so in a few simple clicks. The same goes for if you want to enable many units to show up on the rental application.
Join Rental Applications - Another new feature for rental applications is the ability to join related applications with each other! For instance, if an applicant has co-applicants or they are applying with a co-signer, you can now join those applications together. Applicants will still need to apply separately, but you can now group those applications and see their relationship on each application.

Plaid (Bank Connect) Improvements - One of the larger improvements in this release is Bank Connect. In our commitment to make the functionality of Plaid better, we've been able to improve the disconnect and reconnect flow. You are no longer required to uncategorize and rematch transactions when disconnecting bank accounts. We've also added a new Reconnect button to all bank accounts that are set up with Plaid. Using this will easily reestablish your bank account's connection to Plaid.
Merchant Account Updates - In our neverending pursuit of perfection, we've updated the merchant account overview page to better reflect the actual status of your tenant's payments. You'll now be able to accurately see if a payment is being processed, under review, in transit, or deposited into your bank account. Rental Applications Now Support ITIN Numbers - To accommodate international applicants, rental applications now support the use of ITIN (Individual Taxpayer Identification Number) along with SSN (Social Security Number). An ITIN is a nine-digit number assigned to an individual who is required to have a tax identification number, but who is ineligible for a SSN. These include resident and nonresident aliens who may have a U.S. filing or reporting requirement under the Internal Revenue Code.
Share Files With Tenants - A much-requested feature is finally available with the addition of file sharing. You'll now have the option to share files when posting manual transactions on a tenant's lease. This includes payments, charges, and credits posted to a tenant's lease. That means you can include an image of a payment receipt or accompanying documents that might be associated with a charge as an example. The tenant will then be able to see the file when viewing their transactions on the lease ledger. You can choose to share or not share, the choice is yours!

Unit-Based Accounting - Thanks to user-generated feedback, we've added the option of recording unit-based information to bills, expenses, bank deposits, journal entries, and bank transfers. That also includes the ability to run profit and loss reports, create a balance sheet, and a cash flow report on the unit-level. So now, not only can these records include property information, but also unit information that gives a clearer picture of where expenses were incurred.
Print Account Statements in Bulk - While DoorLoop has the ability to download Tenant Account Statements in bulk, you could never print bulk statements in shot. Instead, you had to print these out one statement at a time. That's not the case anymore.
