The "Online payments are currently unavailable" error means the property's default bank account does not have an active merchant account set up on it.

Tenants may encounter this message when attempting to make payments through the DoorLoop platform. This issue typically arises due to problems with the merchant account setup, default bank account configuration, or Tenant Portal settings.

How to Fix It

  1. Check if the property has a merchant account — Go to Settings > Merchant Account and confirm the account is active. If not, set up a merchant account first.

  2. Verify the correct bank is assigned to the property — If the property is using a bank account without a merchant account, reassign the correct one at the company level or property level.

  3. Enable online payments in Tenant Portal settings — Go to Settings > Tenant Portal > Permissions Tab and ensure the "Enable Online Payments" option is turned on.

  4. Check payment limits — Ensure the tenant's payment does not exceed the merchant processing limits. If necessary, reduce the charge or collect large payments outside the software.

  5. Verify tenant ledger for outstanding balance — Ensure a charge (e.g., rent) is posted to the tenant’s ledger. If no charge exists, post one to create an outstanding balance.
