Overview
Sometimes, an unfortunate part of property management is having to evict tenants. In DoorLoop, you can quickly set a lease to be in Eviction Status. Doing so will not only mark the lease as being in eviction proceedings but will also disable the online payments and stop all active recurring payments.
When to Use Eviction Status
Use this feature when:
You have formally started eviction proceedings
You need to stop tenant payments immediately
You want to track eviction activity in DoorLoop
Avoid using this if:
You are only issuing a warning or notice
The eviction process has not officially begun
The Steps
How to Set a Lease to Eviction Status
To set a lease to eviction status, click Leasing on the main menu and then click on Active Leases.
Find the lease you want to put into Eviction status and click on it.
Click on the Settings tab and click the Eviction status button.
Toggle on the setting that says This lease is undergoing eviction proceedings. Then click the checkbox that reads "By checking this box, you agree to disable online payments for tenants. However, you can still manually enable online payments through the Tenant Portal settings."
(This will disable online payments for the lease and will also disable any recurring auto-pays that they may have set up.)
Click Save when you are done.
Important Notes
This action does not initiate a legal eviction—it only tracks the status in DoorLoop
Tenants may still access their portal unless you disable it manually (but they cannot make any payments)
You can re-enable payments later through Tenant Portal settings
This does not reverse or affect previous payments already made
When you look at your list of leases, you will see that this lease is in an Eviction status. If you check the settings for the lease, you will also see that online payments have been disabled, but the tenant will still have access to their tenant portal. If you don't want to have them access to their portal, be sure to turn it off.
