Overview
If your leases have set end dates, you likely want to know what happens in DoorLoop when a lease reaches its end date and expires.
This article walks you through how DoorLoop handles leases that are Expired and passed their end date, but you have not completed the End Lease process to officially end the lease.
Several things can happen with the end of a lease term is reached.
The lease will appear with an Expired label under the End Date column of the active lease page.
An expired lease remains active in case the tenant needs to pay any outstanding balances until you officially end the lease. Recurring Rent will no longer post charges once a lease goes into expired status, as the rent schedule will also be expired.
However, if the lease term date for a lease passes but the lease has "Rollover to Month-to-month" set, the lease will continue as normal, and recurring rent will continue to post.
The tenants on the lease will still have access to their tenant portal until you officially end the lease. This is because you would still want your tenants to make payments for any overdue charges.
If for any reason the tenant on an expired lease is showing up as a past tenant, it means the system set a move-out date for them and they will not be able to access their portal. To fix this, just move them back into the expired lease and they'll be able to access their Tenant Portal again.
When a lease expires, it is not terminated and has not ended. It just means that it has reached the end of the lease terms. You will be able to extend the lease terms to make it active again, though you may need to update the rent schedule to restart it.
What happens to the Unit this lease covers?
While technically, the lease is still active, you can start a new lease on the unit as long as the new lease dates don't overlap the expired lease dates. DoorLoop only allows leases to overlap for one day, meaning a lease can expire and a new lease start on the same day.
Note: On the Rent Roll report, an expired lease will cause the unit it is on to appear as Vacant until the lease terms are extended or if the lease is renewed.
What shows on your Dashboard?
On your Overview dashboard page you see when you first log in, you will see this lease counted as part of your Overdue leases in the Leasing activity next 7 days widget.
Note that any fixed-term leases with rollover month-to-month will not appear on this widget.
Tip: If you decide to extend an expired lease's terms, don't forget to reactivate the recurring rent schedule. (Expired rent charges appear as automatically canceled by the system). You can do this by clicking on the expired recurring rent charge under the Rent tab and setting the starting date to something in the future. Or you can create a new recurring rent charge.
