Overview
If an applicant fills out a rental application without screening reports enabled, you have three options for requesting a report from TransUnion afterward: have the prospect resubmit with screening turned on, request payment or cover the cost yourself directly from the application, or go straight to TransUnion SmartMove.
For a quicker overview of the two most common options, see Request Screening Reports from TransUnion.
The Steps
If the applicant filled out a rental application with screening requests turned off, here are the options you have if you decide you want to request screenings:
Option 1 - Request payment from the applicant to cover screening fees
To request payment from the applicant to cover screening fees, click Leasing > Rental Applications on the main menu.
Find and click on the rental application you need to request tenant screenings on.
On the prospect's application, click the Reports tab. Then select the option "Request payment from applicant" and click Next.
On the next screen, click Send Payment Request. The applicant will be charged $49.90 for the screening fee.
A confirmation popup will appear. Click the Send Payment Request button again to confirm.
The prospect will receive an email asking them to complete the payment process to move forward with their rental application.
Clicking the link will take them to a payment portal where they'll be able to use their credit card or bank card, or Google Pay or Apple Pay to complete payment.
Whichever option you choose, once the screening reports are generated, you can review them the same way as any other rental application.
Option 2 - Cover the screening fees for the applicant
You also have the option to cover the screening fees for the applicant if you did not have background checks initially enabled to automatically download reports. On their Rental Application, go to the Reports section. If their identity was verified, you can request reports here. Select the option "I will cover screening myself."
You will need to pay for these reports either by entering a credit card or using your Merchant Account to pay for it.
Option 3 - Go straight to TransUnion
Your last option is to open an account with TransUnion to request and pay for TransUnion SmartMove reports without the prospect having to resubmit another rental application.
