Overview
You want your tenants to pay on time, but when they don't, late fees will post. No one likes having late fees post but now it's possible to notify tenants one day before late fees charge so that they still have time to make a payment before that happens.
The Steps
To set up lease-specific late fee reminders for tenants, click Leasing on the main menu and then click Active Leases.
Find and click on the Lease you want to set up late fee notifications for.
Once on the lease, click the Settings tab and then click Fees Settings.
On the Online Payments Fees Settings window, click Late Fees on the left menu, which will take you to the Late Fees section. On the Late Fees section, toggle on the setting for "Automatic Late Fees." (Note that this should already be toggled on if you have late fees enabled for a lease.)
You'll be presented with two options, you can either choose "Use the property default late fee structure" or "Select a late fee structure for this lease." We will choose the second option for this tutorial. Once you choose Select a late fee structure for this lease, you'll see all the options you would for the company default late fee settings.
Go to the Notifications & Reminders section and select the notification type for "Send a reminder 1 day before late fees are charged" and "Send a notice upon charging late fees." You can choose to notify tenants via Email, SMS, and Push Notifications.
Click Save to finish.
Note: In order to have late fees post a charge on a tenant's lease, you will need to turn on Late Fees for those specific leases. You can do so on each individual lease or through the Lease Late Fees Report if you want to enable them in bulk.
