Overview
Your DoorLoop tenant portal is customizable to meet your business needs. You can configure it to receive payments, tenant requests, and proof of insurance, and change the appearance of the portal itself. You can customize these settings at the company, property, or individual lease level — most properties can simply use the company-wide settings, with exceptions set where needed.
After you configure your tenant portal settings, make sure you invite your tenants to use the portal.

Note: The steps below set your company default. To override for a specific property, go to Properties → [Property] → Settings → Tenant Portal. To override for a single lease, go to Leases → [Lease] → Settings → Tenant Portal. Lease-level settings beat property-level, which beat company-level.
The Steps
To set your default tenant portal settings, click Settings on the main menu. Then under the Property Settings section, click Tenant Portal.
Refer to the section below to learn what each of the tenant portal settings do. When you're happy with the changes you've made, click Save to update your tenant portal settings.
What the Tenant Portal Settings Do
Permissions
The Permissions tab is where you control what your tenants can do and see on their tenant portal. Each toggle below can be turned on or off depending on what you want to allow:
Allow tenants to access the tenant portal — The master toggle for portal access. Turning this off removes the tenant's ability to log in entirely.
Extend access to the tenant portal even after a tenant has moved out — Lets tenants continue accessing the portal even after their lease has ended or they've moved out, so they can make any past-due payments.
Enable online payments — The master toggle for accepting any online payment. Turning this off removes the "Make a Payment" button from the tenant's portal entirely.
Allow partial payment — Lets tenants pay any amount they choose, instead of only being able to pay the full balance or rent amount.
Tenants can pay with bank transfer (ACH)
Tenants can pay with credit card — Also governs Apple Pay and Google Pay, since both work like a credit card under the hood and use the same processing fees.
Cash Payments (Western Union) — Lets tenants pay rent in cash at any Western Union location with a Quick Collect kiosk.
Tenants can view Lease Ledger — Shows tenants their full transaction history and running balance under Recent Transactions on the portal.
Tenants can upload Insurance Policy — Lets tenants submit proof of insurance from their portal.
Allow tenants to submit online requests — The master toggle for maintenance/tenant requests.

Add instructions for tenant requests — Displayed when new requests are created on the tenant portal.
Allow tenants to create requests manually — Tenants can submit a request form with all required details, regardless of AI support.
Toggle any of these on or off based on what you want your tenants to be able to do or see — for example, you might allow online payments but turn off partial payments if you require tenants to always pay their full balance.
Note: Turning off "Tenant can upload Insurance Policy" removes all insurance sections from their tenant portal, including Lemonade or Sure banners and ads. This can be done at the company, property, or lease level.
Important: Turning off "Enable online payments" cancels all existing auto-pays set up on that lease. You'll be asked to confirm this before it takes effect. This setting can be turned off at the company, property, or lease level if you only want to disable online payments for a specific property or lease.
Contact Info
In the Contact Info tab, you can set company information shown to tenants, including the company name, email, SMS number, call number, and address. By default, this information is filled in from your Company Information settings.
It's recommended to include your contact information so tenants can more easily reach you when needed from their tenant portal.
If you want to enter custom information different from your company information, select "Customize contact info displayed in the portal." You can enter a new company name, email, and address. If you have SMS messaging set up for the Communications Center, you won't be able to change the SMS Number — but you can enter a new Call Number as a secondary number tenants can call instead.
You can also toggle any of the contact information fields on or off depending on what you want shown on the tenant portal.
Tip: If your properties are owned or managed by different LLCs, you can set a unique company for each property using property tenant portal settings, below.
Customization
In the Customization section, you can configure how your tenant portal looks:
Add a custom company Logo (Recommended Size: 300x100), which appears in the upper left corner of your tenants' portals.
In the Portal URL section, customize your Tenant Portal URL to your company brand. Enter your chosen custom URL into the subdomain box under URL Structure.
Note: If you use an invalid character such as a space, dash, or punctuation, you'll see an "Invalid subdomain" error below the subdomain box. If you pick a subdomain that's already been chosen, you'll get an error message when you try to save saying the subdomain has already been taken.
Portal Invites
In the Portal Invites section, you can modify the email invite sent when inviting your tenants to their tenant portal. You can change the Title (the email subject), the Subtitle (which can act as the email greeting), and the Email Body.
From here, you can also copy the QR code link, download the QR code, or print the QR code. Tenants use this to activate their tenant portals without a tenant portal invite.
Note: By default, the Subtitle inserts the tenant's name and the company name you set in the Contact Info section.
Note: Customizing the Portal Invite email only affects what appears in the email invite. Invites sent by SMS cannot be customized and use a default message.
Your tenant portal settings are now configured. Going forward, these settings apply to any property or lease using the company default. You can return to the settings at any time to adjust them as needed.
Tip: Property-Specific Tenant Portal Settings — You can override the company default with unique tenant portal settings for a specific property.
Click Rentals > Properties, and select the property.
Then Settings > Tenant Portal.
For each section you want to be different from the company default, use the "Specify portal features for this property" option and enter the info that should be different.
Click Save to finish.
Tip: Lease-Specific Tenant Portal Settings — You can override both the company and property default with unique tenant portal settings for a specific lease and tenant.
Click Leasing > Active Leases, and select the lease.
Then Settings > Tenant Portal.
You'll only be able to set portal Permissions at the lease level. Click "Specify portal features for this lease" to create custom tenant portal features just for this lease.
Click Save to finish.
