Review a Submitted Rental Application

Review rental application details in DoorLoop — view screening results, applicant info, employment history, and make a leasing decision.

Overview

Once you've found the rental application you're looking for, here's how to review it, assign it to a user, and update your decision.

Tip: If you have notifications for submitted rental applications turned on, the user or users you choose will get an email when an application is submitted. You don't have to turn this on to review applications, but it can help you review them faster.

The Steps

Step 1 - Review the Rental Application

Once you click into a rental application, use the various tabs to review and work on it:

  • Overview - shows basic information about the application.

  • Rental Application - review and print the actual application the prospect filled out.

  • Reports - request and view screening reports. This section shows reports if they were initially requested; if not, you can request them here.

  • Tasks - create tasks related to the rental application.

  • Notes - add information for you to refer to later.

  • Files - add attachments related to the application.

Step 2 - Assign a User to Manage the Rental Application

You can assign one or more users to manage a rental application, so it's easy to track who's responsible for following up. See Assign a Rental Application to a User for the full steps.

Note: Don't edit the Application Fee or TransUnion Report sections at this point — this won't change the fee or actually request reports if the TransUnion Report option wasn't turned on when the prospect submitted their application.

Step 3 - Update Your Decision

After reviewing the application, you can mark it as approved or denied. For full instructions, see Update Your Decision on a Rental Application and Inform the Prospect.

Step 4 - Create a New Lease or Draft Lease

If you approve the prospect, you can create a new lease directly from the rental application or the prospect's profile. See Create a New Lease From a Rental Application for details.

Tip: If you need to edit the property and unit associated with the rental application, you can do so while editing the rental application. Using the Property and Unit fields, select the new property or unit you want the rental application associated with. Then click Save when done.
