Overview
Once set up, tenants can pay rent online through DoorLoop, which automatically records the lease payment and the bank deposit — no manual entry needed on your end. Complete the steps below to get set up.
The Steps
Step 1 - Setup Your Merchant Account
Complete a business verification application for each bank account you want to receive online payments into. If you need to add a bank account first, see Adding Your Bank Accounts.
Step 2 - Setup Your Default Bank Accounts
Make sure each property's default operating bank account is the same account you completed the merchant application for.
Note: If the default operating bank account for a property hasn't completed the merchant account application, tenants on that property won't be able to make online payments.
Step 3 - Turn On the Tenant Portal
Make sure the tenant portal is set up to allow online payments.
Note: This is also where you can allow or disallow partial payments.
Step 4 - Invite Your Tenants
If you didn't invite tenants to their portals when you created their leases, invite them now — otherwise they won't be able to log in to make online payments.

Step 5 - Rent & Payment Notifications
Set up rent reminder emails so tenants are notified when rent is due, with a link to log in and pay.
Step 6: Understand the ePay Funding Cycle
Once a tenant pays online, the payment shows as undeposited funds until DoorLoop automatically deposits it into your bank account. See The ePay Funding Cycle for how long this takes.
Step 7: Review Reports
Your Profit and Loss report automatically reflects tenant payments, and you can review the bank deposits DoorLoop creates. To see online payments that haven't been deposited yet, click Reports, find the ePay Deposits Report under the Accounting section, and check the Undeposited section.
