Set Up Property-Specific Settings

Override company-level defaults with property-specific settings in DoorLoop—customize listing details, owner settings, and reserve fund rules per property.

Overview

By default, every property inherits your company-level settings. When a specific property needs different rules — such as custom listing details, owner-specific settings, or reserve fund requirements — you can override the company default for that property only.

The Steps

Open a Property's Settings

  1. To set up a property's settings, click on Rentals > Properties on the main menu.

  2. Find the Property you want to edit and click on it.

  3. From the property's Overview page, click the Settings tab. All available settings appear here. Use the sections below to find what you're looking for.


Explanation of Settings

Use the buttons to change the following settings as necessary:

General Information

Much of what is in the General Information settings are used for posting online listings for the property. This also includes photos, property type, amenities, and the pet policy. Note that these exist only at the property level and do not affect any company level settings:

  • General Information - Update the property name, address, and description for this property.

  • Photos - Upload photos of the exterior of the property.

  • Property Type - For your reference, but mainly used to identify the type of property it is.

  • Amenities - Specify amenities included with this property.

  • Pet Policy - Set the pet policy for the property.

Owners

Bank Accounts

Reserve Funds

  • Set how much money should be designated for this property’s reserves.

  • You won’t be able to distribute this money back out to your owners, and you will see this amount listed when paying bills so you’ll know if you are dipping into the reserve funds.

Rent & Payment Notifications

Payment Instructions

  • Set payment instructions to show in the tenant portal for this property.

Payment Allocation

Fees Settings

Custom Allocations

Any property-level setting you leave on "use company default" will automatically update if you change the company-level setting later.
